Your Home Buying Journey

1. GETTING PRE-APPROVED
The first step in the mortgage process is getting a pre-approval. During this stage,I will assess your financial profile and speak to you about your home buying goals. Using this information, I will provide you with a pre-approval stating your purchase price range, allowing you to start home shopping with your real estate agent.
2. SEARCH FOR YOUR HOME
Now that you know what you can afford, you can begin the exciting process ofhouse hunting! Your real estate agent will show you properties based on your wants and needs, while taking your pre-approval purchase amount into consideration. Enjoy this part of the process, and make sure to do whatever is in your best interest!


3. MAKING AN OFFER
This is where you will work closely with your real estate agent and write up an offer. If accepted, your real estate agent will forward your mortgage associate a copy, along with any other required documents. In most cases, once the offer is made, you typically have one week to remove conditions.
4. REMOVAL OF CONDITION
Once the conditions are removed, your purchase commitment is solidified, and the deal is final. At this stage, your deposit has already been given, and you may risk losing it, should you decide to walk away from the purchase commitment. Prior to removing conditions, you must provide all requested documents to your mortgage associate.


5. MEETING YOUR LAWYER
Your meeting with the lawyer typically takes place 1-2 weeks before possession.Once the documents are cleared by the lender, they will send instructions to thelawyer. Once received, the lawyer will contact you to make an appointment. Atthat point, the rest of the down payment and legal fees are due to the lawyer.Remember to have your home insurance in place before meeting your lawyer.
6. POSSESSION DAY!
Congratulations! The moment you have been waiting for! Your real estate agent willmeet you at your new home, give you the keys, and do a walk through to make sureeverything is as it should be.
