Strong sales and unusually low inventory shaped the Saskatchewan market entering 2026, with Saskatoon among the province’s tightest markets.

A strong 2025 finish

Saskatchewan recorded 16,218 home sales in 2025, its second-highest annual total at the time. December sales remained above long-term norms while new listings and available supply stayed constrained.

Saskatoon remained tight

The original market report counted 270 Saskatoon sales in December 2025 and just over two months of supply. It reported a December benchmark price of $417,700, up from a year earlier while easing slightly from November.

What buyers could take from the data

Low supply can create shorter decision windows, but it does not remove the need for a comfortable budget, property review and appropriate offer conditions. A conditional pre-approval gives a buyer useful preparation—not permission to overpay.

What homeowners could take from the data

Rising benchmark prices do not establish the value of an individual property. Refinance and move-up plans still depend on an accepted valuation, current mortgage costs and lender qualification.
